Is considered the Crown Jewel of the Highland Lakes, known for its beautiful coves, steep bluffs, peninsulas & good fishing. Lake Travis is 63 miles long with 270 miles of shoreline. There are large open areas for sailboats and high bluffs to block wind for great water skiing. The water is deep, clean, and clear, great for swimming and scuba diving. There are numerous Marinas & Restaurants on the lake for your boating and dining needs. With its crystal clear, beautiful aquamarine water, Lake Travis is rated as one of the best Texas lakes. From sailboat and windsurfing regattas to competition ski boats, cruisers, cigarettes, and luxury houseboats, Lake Travis has the marina facilities, public parks, boat ramp access, and glorious hot weather, making it a summer resort destination for outdoor enthusiasts. With its proximity to Lakeway and Austin, Lake Travis offers numerous non-water activities, recreation, and entertainment with easy lake and city access.

Lake Travis Luxury Waterfront Homes

Lake Travis, the gem of the Texas Hill Country, has become some of the most sought-after and highly prized real estate in Texas. Waterfront Lake Travis real estate luxury homes and estates have adorned the shorelines and created one of the most appealing places to live in the entire state. Some of the beautiful large-acreage estates have multi-million-dollar mansions with over ten thousand square feet, lush landscaping, pool and spa areas with cooking and entertainment areas,  large custom floating docks with luxury yachts and other water toys. The expansion of luxury communities and homes has increased dramatically in the last 10 years. And the frequency with which we see the “Parade of Homes” feature a Lake Travis luxury community validates Lake Travis as a premier destination. The “620 corridor” has seen an amazing boom in luxury communities with Costa Bella, Vineyard Bay, The Villas on Lake Travis, Arbolago, Bella Strada, Bella Montagna, Rough Hollow, Lakeway, and some private estates off Hudson Bend Road.

Further west of the “620 corridor” are many more communities that have embraced “The Lake Travis Luxury lifestyle”. Some of these include Angel Bay, The Coves on Lake Travis, The Reserve at Lake Travis, The Enclave, Thurman Bend Estates, Las Entradas, Barton Creek Lakeside, Lakecliff, Briarcliff and Spicewood. There are many private estates in the Spicewood area that are not part of any particular subdivision. All of these communities are considered part of the South Shore of Lake Travis and the acclaimed Lake Travis School District.

If you are looking for value in Lake Travis luxury waterfront real estate, don't forget about the North Shore of Lake Travis. There are many areas and communities on the North Shore that have seen a boom and should be considered. Buyers Considerations

If you are considering the purchase of property around The Lake Travis area and especially waterfront property on Lake Travis, it is in your best interest to work with a REALTOR® that is experienced with and specializes in Lake Travis real estate. There are numerous issues with Lake Travis waterfront homes and home sites that have to be considered, since Lake Travis is not a constant-level lake and can fluctuate dramatically depending on weather and LCRA decisions. Some older homes were built in areas that could flood and some have boat dock problems when Lake Travis water levels are low. Lake Travis all time low level is 614 feet above mean sea level (msl) in August 1951, the all-time high level is 710 feet above msl in December 1991. It is considered full at 681 feet above mean sea level (msl), with the average around 670 feet above msl.

Some homes own the land under the water in front of their property, and some do not. This can cause potential issues with placement of the boat dock. Homes that are on the main body of Lake Travis have deep water for their docks, while some homes in coves or on the Pedernales River may not have deep enough water during low water conditions. The new Lake Travis Floodplain Maps are now available, and this has changed the floodplain levels and flood insurance requirements from 715 above msl to 722 above msl.
