There are numerous issues with Lake Travis waterfront homes and home sites that have to be considered, since Lake Travis is not a constant-level lake and can fluctuate dramatically depending on weather and LCRA decisions. Some older homes were built in areas that could flood and some have boat dock problems when Lake Travis water levels are low. Lake Travis all time low level is 614 feet above mean sea level (msl) in August 1951, the all-time high level is 710 feet above msl in December 1991. It is considered full at 681 feet above mean sea level (msl), with the average around 670 feet above msl.
Some homes own the land under the water in front of their property, and some do not. This can cause potential issues with placement of the boat dock. Homes that are on the main body of Lake Travis have deep water for their docks, while some homes in coves or on the Pedernales River may not have deep enough water during low water conditions. The new Lake Travis Floodplain Maps are now available, and this has changed the floodplain levels and flood insurance requirements from 715 above msl to 722 above msl.
